Many homebuyers know that having a home inspection is important before signing on the bottom line. But did you know that in addition to a home inspection, it’s also important to get an inspection of the plumbing, water, and sewer lines, too? At Guardian Plumbers, we can find things that a home inspector may miss.
What is a Plumbing Inspection?
A plumbing inspection is an in-depth look at the entire plumbing system of the home, from the point where the water lines split off from the city’s water main to the point where they rejoin the sewer pipes for wastewater treatment.
Plumbing inspectors will check for clogs using a small camera mounted in a little wire that is guided through the water lines. These cameras can also detect small leaks or weakening of the joinings on the pipes. The plumbing inspector will also check all the plumbing fixtures, including faucets, tubs, and showers, to make sure that they don’t have leaks and they’re in good working order.
Another part of plumbing inspections is the water heater. Homes have either a traditional water heater with a tank or a tankless water heater. The inspection for these includes making sure that they’re clean and that the heating elements are working properly. For tanked water heaters, part of the inspection will be checking for leaks, too. Tiny pinhole-sized leaks can accumulate over time in the water heater tank due to corrosion of the liner inside.
There May Be Problems — What Now?
If your plumber finds issues with the home during the plumbing inspection, you have options. You may be able to ask the current owner to fix the problems before closing, or you may be able to ask for a reduction of the sales price, giving you a little more money to fix the issues themselves. These are called concessions, and your realtor can help you if the results of a plumbing inspection are poor.
